Do I have to fix everything the inspection finds?
No — the report is for your information and planning. That said, Indiana’s Residential Real Estate Sales Disclosure Form requires you to disclose known material defects, so it’s worth discussing findings with your agent.

Will this replace the buyer’s own inspection?
Usually not — most buyers will still order their own inspection. What a pre-listing inspection does is reduce surprises and give you leverage and preparation time.
